West Melbourne
The city on Melbourne's west side, closer to I-95 than the barrier island. A dedicated guide is not published yet.
Sam Boyd works from Melbourne and represents buyers and sellers in the suburbs and beach towns around it. Melbourne stays the center. The guides below treat the other communities as their own markets.
People moving to Brevard County often start with one word — Melbourne, the beach, or Viera — and then discover the map is more specific than that. A house in Suntree is not a house in Viera. Indialantic and Melbourne Beach share the barrier island and still function as different towns. Sam's job is to keep those distinctions straight while you decide where you actually want to live.
Nothing on this page is a price index or a ranking. Sold prices, HOA dues, flood zones, and school assignments change by address. Ask Sam for a current comparable-market look on the street you care about. If you are arriving from out of state, the relocation guide is the broader starting point, and these pages are the local detail.
Home base
Sam's storefront and the center of the practice. Eau Gallie, downtown, and the neighborhoods in between live on the homepage — there is no separate Melbourne area page.

Master-planned villages north of Melbourne, on both sides of I-95. A different market from the beach, and a different one from Suntree next door.

The established community along Wickham Road, south of Viera. Mature streets and a country-club core — not a second name for Viera.
View guideBarrier island
The residential town on the island, south of Indialantic. Beach and river living, and a separate municipality from the City of Melbourne.
View guideBarrier island
The town across the causeway from Melbourne, with a small downtown on Fifth Avenue and the Atlantic a few blocks east.

The large city south of Melbourne. Streets here are not one market — ask Sam for comps on the neighborhood you mean. A dedicated guide is not published yet.

Barrier-island city north of Indian Harbour Beach, between the Indian River and the Atlantic. A dedicated guide is not published yet.

Barrier-island city between Satellite Beach and Indialantic. A dedicated guide is not published yet.
These Brevard communities are part of the practice and do not have dedicated pages yet. Sam can still walk through them. They are not an afterthought, and they are not the same product as Melbourne or the beach towns above.
